How To Lease An Apartment

  • All apartments remain on the market until a lease is signed and executed. Some prospective renters have returned after shopping around to discover the unit they really wanted was leased to someone else.

CALCULATE THE RENT you can afford. Be sure to include the utility charges for electricity, natural gas, water, internet, and telephone.

CONSIDER SPLITTING RENT by joint leasing with one or several roommates – one person per bedroom.

SCHEDULE A ROOMMATE MEETING with all potential roommates to exchange ideas and preferences.

PETS (cats & dogs)? Most landlords do not accept pets. Pets make it more difficult to locate an apartment. We will accept small pets on certain properties (very few). To save time, ask the leasing agent to only show you an apartment where small pets will be accepted. A pet fee and deposit are required.

NARROW YOUR SEARCH by predetermining the style and general location of apartment you want, e.g., 1 or 2 story, modern, historical, central A/C, window A/C, hardwood floors, carpet, the number of baths, indoor/outdoor laundry, etc. Will you be walking, biking, or driving?

DEFINE A SEARCH WINDOW with a start and deadline date that will allow enough time to shop for your new apartment.

CHOOSE A DEADLINE to have a lease signed by and the move in date. They are often not the same.

MAKE A PROPERTY LIST of several apartments to view and do a drive-by. If you like the location and apartment, immediately call and schedule an appointment to view the inside. Don’t wait too late. Be flexible! You may not locate the ideal apartment to fit all your search criteria. Over searching could allow someone else to lease the unit you wanted, but passed on while in search of the perfect apartment.

IMMEDIATELY MAKE AN APPOINTMENT TO LEASE the apartment you want. An agent will schedule an appointment for you and all roommates to sign the lease if any. Don’t procrastinate. All apartments remain on the market until the lease is signed. IMPORTANT: Once the appointment is set for the lease closing (signing), locate and bring all items required to lease the apartment. You must bring 1. Drivers license, SS card, and Student I.D.2. Full security deposit. Certified funds or money orders. No cash or credit cards excepted. 3. First month’s rent if moving in immediately. 4. Pet deposit (if allowed).5. Vehicle License # and model car/yr.

ALL ROOMMATES MUST BE PRESENT at the lease closing. If they are out of town they must fax or email their information to our office prior to the lease signing along with all funds due. We will fax or email the necessary documents for them to sign the lease. The closing takes about an hour. Once all the deposits and first month’s rent are paid, you will be cleared to pick up keys on your move in date by appointment only.

NOTE: All rent and deposits must be paid in full before any keys will be issued – no exceptions. Move in time is after 1:00p Monday – Friday till 5:00p.  You must have an appointment to check-in. and pick up keys.
